It’s never too early to start getting ready!

  • Make sure you qualify for the huge tax savings of the Principal Residence Tax Exclusion of $250,000/$500,000.  

  • Make sure you don’t have any of the common problems relating to your title.  They can stop a sale if they’re not discovered until right before settlement.

  • Make sure you understand the tax impact of making repairs that don’t reduce your taxable gain when you sell.

  • Consider the tax impact of deducting a home office expense on your sale.

  • Consider the tax impact of not keeping proper tax records to reduce your gain on the sale of your house.

  • Messy neighbors can reduce the value of your home by 10’s of thousands of dollars. There are solutions, but it’s too late when you’re ready to sell.

  • Licensed contractors are not required to get permits. Don’t be surprised if home improvements were done without permits, even before you bought your house.

  • Do you have any county building code violations?

  • If you’re in a flood zone, you need an elevation certificate? It takes time.

  • Have you considered minor improvements that can add 10’s of thousands of dollars to your sale price and only cost a tiny fraction?

  • Have you considered minor improvements that can add 10’s of thousands of dollars to the appraisal value of your home when the buyers bank appraises it?  If your house appraises for lower than the sale price, you may need to reduce your price to the appraised value.
